As mentioned on the previous page I have been selling HUD homes quite a few years.Let me give you some overall information about them.The HUD homes are FHA loans that have foreclosed.New HUD listings are posted every Friday and put on 10 day bid periods.It is a one-shot bid ,There are no counter-offers it is termed a sealed-bid and submitted via computer by a HUD regestered agent(Such as myself)They are located in all areas and all price ranges througout NC.The homes are sold"AS IS" with HUD offering a pre-listing evaluation called a "Property Condition report" this report is under a link on the same page as the individual picture of the home.This is by no means a home inspection but an overall idea about the property condition.A professional inspection is always recommended.Even though they are sold "AS IS" you may notice an "escrow amount" listed with the property this is the amount you can roll into the loan for repairs after closing.HUD sets a minimum price for the homes,Which is not always what they will take for it.The preference is to owner-occupants for the first 10 days.If you see"Daily all Purchasers" that means the home did not sell in the initial bid period and it is open to all bids.This is a good time to get a considerable discount on a property.Please contact me at 704-929-2186 for particulars on any given property.As far as owner-occupants HUD will pay up to 3% of your closing costs,and pay most of your attorney fees.The MAXIMUM down payment for owner occupants is 3% of the purchase price.There is currently a special program for as little as $100.00 down and a $1000.00 buyer additional credit if the deal closes within 30 days.To bid on a HUD home you need decent credit(A bank pre-qual or pre-approval)And an earnest money check for$500.00(Sale price under $50,000) or $1000.00(Sale price above$50,000) This earnest money is credited back to you at closing.HUD allows up to 45 days to close but extensions can be granted on occasion.Please contact me  with  any further questions on the HUDS or any home on the market!  THANK YOU!bluediamondre@yahoo.com
